Areas of Responsibility

  • Plan, develop, and implement BNYDC’s fiscal function and performance
  • Provide annual budgeting and cash flow projections for the Yard as a whole as well as on a building by building basis

  • Develop, implement, and evaluate BNYDC’s Operating, City-funded and in-house Capital Budgets

  • Develop and maintain a Cash Flow projection to ensure BNYDC has the necessary resources to meet its goals

  • Manage BNYDC’s long-term capital program to ensure access to debt markets

  • Provide financial input on issues affecting BNYDC

  • Provide technical financial advice, as requested

  • Assist in the development & implementation of the Master Contract with the City of New York, to provide timely access to City Capital funds

  • Represent the company with third party financial managers, banks, real estate tax professionals and accounting firms; develop tax strategy for various types of holdings and investments

  • Manage the relationships with City Agencies including Small Business Services, and the Office of Management and Budget

  • Assist in the development and implementation of corporate policies; ensure company complies with all legal and regulatory requirements

  • Oversee the Finance Unit in completion of its tasks, monitor the development of the Unit and its personnel

  • Analyze financial results to identify issues and opportunities

  • Oversee purchasing and payroll activities

  • Manage/monitor banking activities of the corporation

  • Ensure adequate controls and policies are in place, and all documents available to enable the corporation to pass independent and government audits

  • Supervise all financial reporting activities

  • Oversee the implementation of a Financial Management System

  • All other task as assigned by the President

  • Proven ability to manage a finance team through change and system transitions

  • Exceptional management and leadership skills

  • NYC Real Estate knowledge, with a sound understanding of real estate finance

  • Excellent written and verbal communication skills

  • Knowledge of financial management principles

  • Knowledge of budgeting and cash flow management

  • Knowledge of general office software

  • Good interpersonal skills

  • Ability to supervise a staff with varied assignments

  • Ability to create and assess financial statements and models

  • Ability to take initiative and ownership of projects and see through to completion

  • Must be able to handle multiple time-sensitive projects and prioritize heavy workloads

  • Ability to work a flexible schedule as needed to complete time-sensitive projects

  • Meticulous eye for detail, accuracy, and high standards of presentation

  • Extreme organizational and time management skills

  • Ability to anticipate and problem solve

Qualifications

  • History of successful financial leadership experience

  • Bachelor’s Degree from an Accredited College or University in Accounting or Finance; Master’s degree preferred

  • Minimum 10 years relevant work experience, preferably with a real estate company or real estate development, and/or property management; with NYC Real Estate knowledge

  • Experienced working with a Board of Directors and an Executive Team

  • Understanding of Generally Accepted Accounting Principles (“GAAP”) and the ability to communicate with others that have varying levels of GAAP knowledge

  • Strong analytical skills and experience with income-producing real estate, corporate level financing, tax structuring, debt structuring, negotiating and overseeing loans , managing equity, lender and partner relationships, managing fund sourcing, cash forecasting and financial modeling
