• Assists the Director of Property Management in the management of building operations
  • Coordinates and communicates with tenants, including investigating and resolving tenant issues and concerns
  • Building-level management, including implementation of projects and cleanliness
  • Ensures the enforcement of building rules
  • Works with the leasing and operation teams to inspect vacant units and ensure the completion of repairs
  • Coordinates with the construction team on scheduled renovations
  • Verifies that contract requirements and quality standards are met on a daily basis for all assigned accounts


  • Works with the Director of Property Management to oversee and manage maintenance and cleaning operations across the 300 acre complex at BNY, including indoor building maintenance for all common areas and bathrooms, outdoor maintenance including landscaping, and snow removal
  • Directs and oversees the maintenance and cleaning staff
    • Organizes and implements an effective staffing plan, including determining necessary staffing levels to satisfy Scope of Work while remaining within budget
    • Responsible for budgets, weekly payroll, P & L statements, work assignments and employee time and attendance
    • Continuously improves efficiency of cleaning operations at assigned locations while adhering to budgets
  • Assists in the hiring, evaluation, screening and overall performance
    • Develops and implements a quality control program to include regular written on-site inspections
    • Inspects cleanliness of the facility, sanitation and infection control; takes corrective action where necessary
    • Develops and implements a training program for staff
    • Ensures training programs are implemented, tracked and verified
  • Completes clear, legible written reports, quality control inspections, Purchase Order requests, employee evaluations, inventory reports and other forms as needed
  • Provides direction through working knowledge in all major areas of building maintenance, including restroom sanitation, office cleaning, carpet care, hard floor care, equipment operation and maintenance, chemical knowledge, Safety Data Sheets, and overall safety

SUPERVISORY RESPONSIBILITIES                             

  • Manages subordinate supervisors, team leads and employees
  • Responsible for the overall direction, coordination, and evaluation of building operations
  • Participates in the recruitment process, training of employees, and directing work, assessing performance; addressing/resolving problems and concerns

  • Ability to develop and meet budget goals and quality control goals
  • Ability to clearly communicate complex tasks in a simple format to front line employees and supervisors; as well as the ability to write and type forms, directions, emails and other communications
  • Ability to correct deficiencies in a timely manner with a goal of constant improvement in overall performance at each location/contract while operating within budget guidelines
  • Computer skills required, to include working knowledge of computer software including spreadsheets, word processing, email, etc.


  • High School Diploma/GED required; Bachelors’ degree preferred
  • 7+ years of multi-site property management experience
  • New York drivers license required
  • Minimum of  two years of  management experience
  • Ability to read, comprehend, and implement the Scope of Work for a contract and communicate that knowledge to Site Supervisor and front line employees
